As you may recall, I was searching for a new property manager in late 2005, as the previous firm I had could no longer provide consistent service. I was very impressed with you from our first meeting where you shared with me your firm’s philosophy and strategies for managing city properties in the current environment. We agreed from the beginning that the best strategy would be to develop the St. Paul property into a viable candidate for sale by fixing up deferred maintenance and acquiring solid reliable tenants. Our relationship officially began in the fall of 2005. Your rental agent Alex and your contractors went to work to accomplish the tasks needed to upgrade the property. By March, the apartments were fully rented and Vladimir of your sales team had completed a market analysis to determine an appropriate asking price. I listed the property for sale with Vladimir, who immediately generated prospective buyer activity. While two of the early prospective buyers failed to secure financing, the third was successful and the sale closed in early March 2007. It’s significant to me that all the offers received were for prices that were very close to the asking price, and the final sale resulted in a substantial profit considering how long I had held the property and the slow real estate market in the last 12-18 months. Throughout our relationship, you and your team stayed focused on the strategy, accomplished the needed tasks in a timely, and professional manner, while keeping costs under control. Management Company From: Ralph E. Olney III To whom it may concern, Good morning, I have been a client of Atlantic Property Management Company for almost 10 years now. I have owned rental properties in the Rochester Area for more than 20 years. My primary source of income is working for the Eastman Kodak Company as the Worldwide manufacturing Flow Manager for the Digital Media Health Group. My current assignment is in White City Oregon . The purpose of my letter is to capture my experience with Atlantic Property Management during the past 9+ years. I had decided to manage the rental properties myself for the first 5 – 6 years I owned them. When my Kodak business took me away from Rochester due to travel, I hired and fired several other Property Management Companies to manage the properties on my behalf. The end result was that when I found Atlantic Property Management Company, at that time I had more than 15 units to manage in 5 different buildings, my properties were either empty, filled with non-paying tenants or inhabited by tenants known to deal in drugs. All of the properties had citations against them from the City. I had invested many thousands of dollars in the properties, but could not meet monthly expenses. Needless to say, I was desperate for help. Based on recommendations from the Company's owner, Boris Yefraimov, I systematically evicted all of the tenants, renovated the properties and rented to tenants screened and managed by Atlantic Property Management Company. Almost immediately, the occupancy rate increased and stabilized, rents were paid on time and the repair bills dropped by over 70%. Boris and his team were able to stabilize the cash flow and turn the properties into better than break-even situations. His professional staff screen's and places good tenants, does the maintenance when necessary and interfaces with the local authorities such as DSS, Section 8, building inspectors, the various NET organizations, etc. Basically they have taken all of the headaches off my shoulders. About 5 years ago, Kodak relocated me to China . During that time, the Atlantic Property Management Team completely managed the properties due to me being overseas. The cash flow remained the same, there were NO citations from the city and all repairs were made in a way as to minimize cost to me, the owner. I believe that if it were not for this management company, my properties would have gone empty and would have been boarded up while I was out of the country. In closing, I find that Atlantic Property Management Company is an honest and hard working company…for the owner. I highly recommend their services to anyone who may be interested in having their properties professionally managed. I have complete trust and faith in this organization. I have tried several property management companies in Rochester and this is by far the best property management company in the city. They know the area well and provide excellent value for money. prosper. Hello there. I am Chaya Blansky, want to express my great appreciation for all your work that you did for me that no body before you were able to do. I tried to find 5 managements companies before I found you, to deal with my property in Rochester since I am all the way in CA and couldn't manage it on my own. None of this managements companies seem fair and descant with their prices or duties to a client, as Atlantic Property Management. Before I even hired their services I asked Alex if he could do me a favor to show the property to an inspector that came from the city to check the place and he was willing to do it for me without any charge. He went out of his way to show my property to different potential tenants ahead of the time of our agreement and provide me with all the information that I need to fallow through the evictions of all the tenants that I had to evict and has being there for me every step of the process. He answered all of my calls at the same day and gave me a peace of mind to all of my concerns with his knowledge and experience and even though he didn't got paid yet, he still caped on helping me out to able me to find a better tenants and rent my place a.s.a.p. So far, I didn't find any manager that was willing to do whatever it takes just to help out a client without any compensation for all his time, effort and service. He is definitely one of a kind manager that people for him coming first before money and helping is his main goal. I'll recommend him and Atlantic property management to any body that I know from the bottom of my heart and specially to any one who wants to use his services and need a good, reliable and honest management company.
